Does it cost me anything to join Bright Sky’s property portfolio?

No, joining Bright Sky is completely risk free. Bright Sky uses our own funds to market your properties to potential tenants.

When can I expect to receive my commission?

Commission for leased sites are paid out 90-days after construction begins. No commission is paid out for sites that are not leased.

How much is my rooftop and outdoor space worth?

Rates vary based on location, population density, and placement of other carrier towers. Typically, wireless carriers and other users of rooftop and outdoor space are willing to pay between $300 and $10,000 a month to utilize rooftop/exterior space. Multiple users may be interested in your location, further multiplying the revenue.

Does 5g carry any health risks to my physical tenants or those under the tower?

No, there is no proven health risk associated with 5g towers. They are completely safe to those in or around your properties.

How big is the average rooftop tower?

The average rooftop tower is roughly the size of 2 household refrigerators.

How long is the average duration of rooftop leases?

10-year average leases, typically with two 10 year renewal options with overwhelmingly likely renewals beyond the initial terms.

Who is responsible for building permits and construction?

The users of your rooftop space are responsible for permits and construction, including any required structural upgrades. No work is required of you as a landlord.

What is the likelihood of my properties being selected?

The likelihood of a site being selected is determined by its location (urban core high density locations are in the highest demand)

What is 5g?

5g is shorthand for the fifth generation of mobile networks--promising more bandwidth, lower latency, and driving the Internet of Things (IoT).

How is the tower powered and who pays for electricity?

Power supply is typically run through the building. All electrical expenses are covered by tenants. Power is metered when possible, and if not will pass through to tenants--plus 3% to landlords.

What if I want to teardown my building or significantly remodel?

In the event that a tower is preventing you from making desired changes to your property, carriers will cover the cost of removing and reinstalling their tower upon build completion. If new building height is no longer suitable for carriers, leases are terminated--typically with no penalty to landlords.

What if someone else wants my roof and I’m already signed to Bright Sky?

No problem, our marketing agreement is fully non-exclusive. Just let us know so we can remove your property from our database.
